A real estate commission tracker records each closed or pending deal with its sale price, commission rate, broker split and fees, and calculates what the agent actually takes home. It shows income by month and helps agents plan for taxes and slow periods.

Why these columns: Agents often track sale prices, but take-home depends on split and fees. Calculating Net to you per deal shows which deals, sources and months actually pay.

How to use it in 5 steps

  1. Add a row as soon as a deal goes under contract, with Status Pending.
  2. Enter your real split and fees, not the headline rate. Net to you is the number that matters.
  3. Update Status to Closed at settlement and Paid when the money lands.
  4. Sum Net to you by month to see your real income curve.
  5. Set aside a fixed share of each Paid row for taxes as it arrives.

How is real estate commission calculated?

Sale price times your side's commission rate gives gross commission. Your broker split and any fees then determine what you take home.

What is a broker split?

The share of commission you keep after your brokerage takes its portion, for example 70/30.

Should I track pending deals?

Yes. Pending rows show likely income for the next few months, which helps with planning.

Can I track expenses too?

Add an Expenses tab or column for marketing, mileage and fees to see profit, not just income.
